Simpsonville outlet mall and police department expansions coincide

SIMPSONVILLE, Ky. (WDRB) — Simpsonville Police have been overloaded with theft and shoplifting cases since the Outlet Shoppes of the Bluegrass opened last summer.

Patrolling the parking lots of the new mall has become routine for officers.

“We just ride the parking lot, check the scene, make sure everything is safe out there and move throughout the other parts of the city,” said Chip Minnis, Simpsonville Police Chief.

Police are constantly being called to the Outlet Shoppes of the Bluegrass for alleged shoplifting, thefts and robberies.

The case-load is being shared among five officers.

“It is time consuming,” said Chief Minnis.

Chief Minnis told WDRB they’ve made arrests for almost a dozen cases in 2014.

They’ve had 10 more this year.

“All the stores are being hit,” he said.

Simpsonville officers will soon have more ground to cover.

The mall is adding eight stores to the north part of the property.

But Simpsonville Police will soon add another officer to its force, which Chief Minnis says will help in more ways than one.

“There’s just a need to have more officers on the street,” said Minnis.

Minnis says adding an officer was part of a five year plan for the department.

It’s possible, in part, because of the money the mall is bringing to the county.

“The mall has been a positive even though it’s been a negative but the positives outweigh that immensely,” said Minnis.

While officers work to solve cases, shoplifting continues at the mall but Minnis says he thinks it’s slowing down because the Shelby County Prosecutor is pushing for stricter penalties in the courtroom.

“We are having a great support system from our court system here in Shelby County,” Minnis told WDRB.

The Top 5 Do’s and Don’ts in Home Staging

The early spring home selling-season is kicking off. There’s no time like the present to start decluttering and transforming your lived-in home into a show-worthy property to make a positive impression on potential buyers. That means attending to the most important details that will create mass buyer appeal and increase your home’s value.

“A seller has to try to be objective by looking at their home as a product or some other commodity that one would purchase,” says Lisa Gallagher, a real estate professional with William Raveis, Newtown, Conn. “You have only one chance to get it right so present your home in the best possible light.”

Indeed, 95 percent of homes that are staged by professional home stagers sell, on average, in 35 days or less and for near the asking price – versus 140 days for non-staged homes, according to a study by the Accredited Staging Professionals (ASP), a national staging trade organization.

Staged homes also show better in photographs.

“Homes that are prepared for market and look good on the Internet, usually sell the quickest,” Gallagher says. “Time is money and less time on the market means less stress and frustration for the seller.”

While some homes may require more work than others, the following represent our top staging “do’s and don’ts” that are essential in getting your property ready for sale.

PJ & Co.’s Top 5 Do’s in Home Staging

1. Focus on curb appeal. 
Make the best first impression by sprucing up the lawn and landscape.

  • Remove dead or overgrown shrubs.
  • Touch up any peeling paint, and power wash the outside if needed.
  • Repair any cracks in the driveway and walkway and also power wash steps and railings if necessary.
  • Look at the outdoor lighting. Is it time to repair or replace?
  • Add welcoming touches to the front door including seasonal plants and a fresh welcome mat.
  • Ensure that you have a prominent, working doorbell and that the front door is freshly painted.

2. Declutter and neutralize.

Look at each room objectively and start packing.

  • Remove anything that will distract buyers from seeing your property, including personal collections (yes, that sports memorabilia room has to go!), a wall of family photos, newspapers, books and magazines, etc.
  • Consider donating outdated furniture and household accessories to a local nonprofit.

3. Refresh walls, rugs and windows treatments. 
When was the last time your seller painted? Are their imperfections or scratches on the walls? Is the current paint color dated? If so, consider adding a fresh coat of neutral paint. The same applies to area rugs and carpeting. Be sure to have them professionally cleaned and, if dated, consider replacing. If you have hardwood floors under the carpeting, you’ll find it worthwhile to remove and refinish the floors so you can then use the hardwoods as a selling-point. As for window treatments, replace any outdated or specific styles. Or if you have great windows — make sure they stand out by removing all of the window treatments.

4. Brighten and add warmth.

It’s important that the home feels light and bright. Open the curtains wide (or replace as indicated above) and let in as much natural light as possible. Also, replace any light fixtures that are outdated and make sure all existing lights are working.

5. Make it shine. 
Clean, dust, vacuum, and deodorize. Think: aggressive spring cleaning!

We often suggest to our clients that they have a professional service clean the property from top to bottom — including the walls, ceilings, and baseboards. Dirt eats equity. The more your home shines, the better for prospective buyers. Windows and mirrors should be free of fingerprints, and hardwood floors should shine.

Scrub bathrooms and kitchens so they sparkle. Don’t forget to dust lampshades and curtains too.

Top 5 Don’ts in Home Staging

1. Don’t be emotionally attached. 
As soon as your sellers make the commitment to sell, they need to look at their end goal. Are they downsizing, moving to be near family, or a warmer climate? It’s important for them to emotionally detach from selling their home. Any negative remarks you gather as their real estate professional from home buyers, the sellers need to be able to use as constructive criticism and be willing to do what it takes to get their “product” sold timely and for top dollar.

2. Don’t be afraid to team up. Selling a home can be overwhelming. Just packing and decluttering is a monumental task and that is why using a professional home stager is an investment in getting your property sold. A professional stager (not a decorator) is an expert who can look at the home objectively and provide proven methods to help enhance your clients’ home showings.

3. Don’t leave anything broken. 
Everything should function properly and be in working order. Sellers need to make sure they repair leaky faucets, cracked windows, loose doorknobs, broken tile, as well as replace any light bulbs that don’t work.

4. Don’t invest in major renovations.

Now is not the time to gut the kitchen with a complete makeover. Keep it to the essentials in giving the home a basic cosmetic fix. Painting goes a long way in providing a modern “facelift” to a home, from the kitchen cabinets to the bathroom vanities. Update a home by adding new flooring, if needed, a new bathroom vanity and light fixture, and making any necessary repairs — those projects can be worth the investment to get the house sold.

5. Don’t buy all new furniture. 
Rearrange and put away excessive pieces to simplify and make the room appear larger. Update or hide imperfections in the sellers’  furniture with new throws and pillows. However, if your sellers are already planning to purchase updated furniture for their new home, they may want to consider buying sooner for selling purposes too.

Equifax, Experian, and TransUnion agree for changes to improve

Credit reporting changing for the Better?  OUTSTANDING!

 

Considering the fact that consumer advocates have long sought fundamental improvements to the credit scores of millions of people within the United States, the three largest credit-reporting agencies in the country – Equifax, Experian, and TransUnion have agreed to change how credit records are managed – as well as making the process of filing and settling disputes easier by providing a waiting period before medical debts will be reported.

The credit-reporting agencies use data collected from millions of customers to create credit scores which influences whether anyone obtains a loan and the amount of interest paid on such loans.

Announced Monday, the new changes allows anyone to contest the items listed in their credit reports while allowing them to obtain additional information regarding the disputes, as well as instructions on what to do if they happen to dislike the answers they receive from officials. And to improve upon accuracy, there is a window period of 180 days before medical debts can be reported – a waiting period that allows insurance payments to be done.

Also, the three major agencies accept to delete former credit reports that have been listed in medical collections paid or being paid by insurance companies.

The three largest credit reporting agencies are also working behind the scenes to deliver quality dispute resolution services with consumers and also help victims of identity theft and frauds. And in this light, the agencies are cancelling tickets and fines among other debt reports that do not directly come from contracts or agreements with consumers.

These changes will allow for transparency and easy navigation when people deal with bureaus that handle their credit reports; and a working group that will regularly review dealings to ensure consistency and that data collected is applied uniformly to every consumer will be formed under the agreement.

Although these changes will start to be implemented in the next few months, they came after New York Attorney General Eric Schneiderman negotiated with Equifax, Experian, and TransUnion for several months; and other attorneys general continue to hold dialogue for more agreements ahead.

18 Ways to Prep Your Home’s Exterior for the Spring Market.

Spring is in the air in some parts of Canada and the U.S., although it hasn’t quite reached my little corner of the world yet. This is the time of year when thoughts turn to spring cleaning; whether or not you’re selling your home. Of course, if you are listing anytime soon, you’ll want to be even more meticulous.

The busy spring market will be upon us before you know it, so here are some tips for getting the exterior of your home shipshape:

1. Remove glass from light fixtures and take out any little critters that may have found a home over the winter.  Be sure to use glass cleaner on the panes before replacing them in your fixtures.

2. Clean your mailbox.  If it hasn’t weathered well over the winter, it’s probably time to replace it.

3. Clean and polish, if necessary, your front door’s hardware. Replace it as well if necessary.

4. Check your house numbers.  Are they still in good shape and visible from the street?  If not, replace them.

5. Wash down your front door and garage door.  If you find that the previous summer’s sun has faded the paint, consider repainting.  (Your garage door should be painted a color that blends in with the brick or vinyl siding on your home.) Before painting, check with the paint manufacturer to see what the optimal outdoor temperature should be. You don’t want to paint when it’s still too cold outside.

6. Wash the windows.  If this isn’t your strong suit, hire a professional.

7. Hose down the porch and driveway to remove any excess salt left over from de-icing.

8. Sweep the porch, driveway and patio to get rid of any rogue leaves etc. left over from the fall.

9. Check your porch, driveway, and patio for any cracking or lifting of patio stones that may have taken place during a deep freeze.

10. Check your roof to make sure no shingles are missing or were damaged during the winter.

11. Remove debris from your gutters and drain spouts.

12. Rake the lawn.  However, before doing that it’s very important to check with your local garden center first to be sure it’s not too early.  If raked too soon before the ground thoroughly dries, you could potentially damage your lawn.

13. Remove winter displays from your urns.  For a burst of color, plant spring flowers as soon as weather permits.

14. Tidy up your gardens in preparation for planting season.

15. Organize the garage. Put away shovels, snow blowers, toboggans, and any other items that made their way into your garage over the winter.

16. If you don’t use your barbeque year round, it’s time to bring it out.  If it’s a built-in unit that will be staying with the house, be sure to clean the grills and wash down the lid.  If you have a cover for it, replace it if it’s worn.

17. Remove the cover from your swimming pool and clean your pool as soon as your pool service company advises that it’s OK to do so.

18. Bring out your patio furniture and set it up.  Although it may be too cold to sit outside just yet, you want potential buyers to see your outdoor living space’s potential.

For far too long taking recyclable materials to Shelbyville has encountered folks and requirements that didn’t meet standards for the trip to town.  Several times the center would not accept glass, or plastic because it had a lid on it.  Cardboard would be accepted because it wasn’t organized.  Glass wouldn’t be accepted because it was dirty? Yes, that’s right, I took glass home and put it in the trash because it wasn’t clean.

Waking up in the middle of the night what goes through the mind of the seasoned Realtor?

Waking up in the middle of the night, yes… young ones at 41 years old 12:30 am is the middle of the night, what goes through the mind of the seasoned Realtor?

‘Why am I awake’ is obviously the first question and what time is it?  In my bedroom my wife hides the clock so the light doesn’t affect her beauty rest so I must find my phone or get up to see the hidden device.  This starts a snowball effect of ideas and questions in my head…..

1. I wonder if the other Realtor responded to my last email?  Whether you sent an offer or counter offer last night is there a chance the contract fairy made a visit ?   Probably not but maybe you’ll sleep better knowing you can congratulate your client in the morning.

2. Should I check my email? This answer is NO.         Because like any other morning one email begins the cycle of an entire day of back and forth with Loan Officers, Processors, Home inspectors, Buyer and Sellers…oh look ! Youtube works in the middle of the night!

3. How many visitors are on my website right now?  I should check, NO I should go to sleep….but does my website work properly when I’m asleep?  Of Course it works but we better log in to make certain!

4. What did I say to the listing appointment that could have been better?  Of course the last appointment you had pops into your mind.  That seller you met with who can’t make  decision….yeah that one.  Could you have said anything more logical to help them along?  Will they get the items repaired and painted in time to beat the other homes to the spring market?

The bigger question, Did they understand PRICING it higher than market price ‘so they can negotiate down’ is a terrible idea?  Probably not, in today’s market the outside noise from family or friends who think they know more than this Seasoned Realtor is one of the biggest challenges we face to assist the seller.

“It is our job to market the property, it is the owners job to meet the market with a fair asking price” is one I found recently that really makes that conversation easier.

5. Should I blog about it? The answer here is YES.  Years ago I read about Realtors blogging and thought “I hate writing stories, I’ll never do that.”  now I play catch up to keep the organic searches up on Google and Yahoo so I can make a living from internet leads (or clients whom I have not met).

6. Is that product I discussed at the convention really worth the expense? If I had this crystal ball I wouldn’t be blogging at 3:30 in the morning…..good night!
