3. Add—or rearrange—lighting

Designers use lighting to define spaces and separate rooms, making a small space grand.

Think of your living room—where you might have a reading nook, sofas and chairs for company, and a television. Visually differentiate among the areas by using different kinds of lighting: Add a table lamp beside your cozy reading chair and sconces behind your couch for conversation. 4. Upgrade your hardware

Don’t have a kitchen renovation in the budget? You can get a similar effect for much less by swapping out old, dated hardware for new.

Tired of your brushed-steel drawer pulls? Try gold, bronze, or even crystal—or make an adventure of it and scour your local thrift store for vintage hardware that screams your style.

It’s not hard to find attractive options in any decor style for next to nothing (a drawer pull, for instance, might start at just $3 or less). For hard-to-find designs, search etsy.

Changing the countertop and faucets is another change that can make your home look much pricier, Huh says. If you have the budget, exchange your dated sink accessories for something fresh that matches your brand-new hardware.

5. Repaint

There’s no simpler way to make an old home feel new than painting.

“This is the most important part,” Huh says. “Repaint and choose beautiful colors for an instant makeover.”

You can’t go wrong with classy neutrals. Minimalists might love a bright white combined with a bold accent wall; DIY decorators might enjoy a tasteful, sandy tan tone, which pairs well with any number of woods.

Paint isn’t just for your walls: Add some color to your front door, window trims, or even the floor, if you’re brave (hardwood can look amazing when painted white).

6. Focus on the devil in the (decor) details

Does your home feel a little meh—and you’re not sure how to change it? Try vignettes—combine decor items (e.g., vases, frames, and objets) that add visual interest to an otherwise bland area—perhaps a shelf or console table.

 

Organize your vignette around a theme so that the decor items are unified and tell a visual story. Go around your house and cull items you love that need a new home (see tip No. 1 on decluttering).

For example, take that silver tray you’ve been wanting a use for, add a glass tumbler with a fresh flower, that postcard your parents sent from Thailand, and a white bowl filled with colorful candy. Voilà: You now have a magazine-worthy vignette!

Another way to go: Grouping together multiples of the same object (e.g., glass vases in the same color) is an instant update. Decorators often use odd numbers because they are said to be more appealing.

Simpsonville Kentucky has a new retail boot store. Boot Depot

The Boot Depot has come to Simpsonville KY.

With all the new commercial development on the heels of The Outlet shops of the Bluegrass a local business owner is bringing a Boot store to the area.  The owner, David Gordon, operates an online store and warehouse in Louisville and the Simpsonville Flea market.  Opening a full time retail outlet near the mall fills a need for Shelby county.  While we have two farm outfitter stores such as Tractor Supply and Rural King, there is a missing link for quality western style and on the job work boots.   The box stores have teh basics but they don’t cover everyone.   Driving to south Louisville for Dan Post, Laredo, Double H, Dingo, Wolverine may be a thing of the past.

As major construction begins to wind down in the center of Simpsonville, residents can expect to see small projects begin throughout town, city officials announced during Thursday’s regular commission meeting.

One of the first projects residents will see is the addition of a new stoplight at the intersection of Todds Point Road and U.S. 60 by the end of the month.

Long considered a dangerous intersection, the city has worked with state officials to get the light, the first in downtown Simpsonville.

With the new light there will be a new traffic pattern with left turn lanes required by the state. The turn lanes will eliminate parking from the end of Huck’s up to the church according to City Administrator David Eaton.

“The stop light will help to control speed,” Mayor Steve Eden said. “In the past when somebody pops over the hill they just blast through, but it’s not going to be a straight shot anymore, they’re going to have to kind of maneuver through so hopefully people will slow down.”

The city was finally able to procure the light in part because of its downtown project that has added sidewalks and streetlights throughout the downtown portion of the city. Along with the streetscape, the city has also added parking along U.S. 60.

The sidewalk project, which was started in 2013, had saw the south side of U.S. 60 completed last year and the north side will be completed this summer.

The traffic light is the final piece, one city officials said they had been working on for some time.

The city has intentions to host a dedication ceremony once the light is installed, however no official plans have been made at this time according to Eaton.

New parking

The city commission also approved by unanimous vote to add parking around city hall and Simpsonville Park.

The parking project at Simpsonville Park will consist of adding a 70-foot by 20-foot lot that will hold 10 parking spaces coming directly off of Old Veechdale Road so people using the park won’t have to park in the grass and risk messing up the existing road, according to Bryan Romine, public works superintendent.

Romine added that parking at City Hall will be expanded next to the building, removing existing greenery, so that up to three officers will be able to park at once without interfering the flow of traffic.

Construction for parking will begin after the Fourth of July to prevent parking problems during the city’s annual Red, White and Boom and so the project falls within the 2016 Fiscal Year budget.

Other projects proposed by Romine and approved included minor road repairs throughout Simpsonville.

Also discussed at the meeting:

§ The city purchased a new snowplow that will also have a salt spreader. Hopes are that the truck will prevent complications if one of the older trucks breaks down.

§ The commission was told about the city’s new sewer jetter, which will help solve sewage blocking problems more quickly. Other equipment is being looked into with the recent addition of the outlet mall to the city sewer system.

TRIPLE S PLANNING COMMISSION – McDonald’s planned for Simpsonville

 

While gossip concerning Simpsonville’s future development has stalled recently, it seems there is finally some merit to the McDonald’s rumor.

On Tuesday, the Triple S Planning Commission will hear development plans for a McDonald’s restaurant planned for 1101 Buck Creek Road on the outskirts of the Outlet Shoppes of the Bluegrass, the lot formerly occupied by a BP station.

The restaurant will sit adjacent to two other newly established restaurants: Culvers and Bob Evans.

Triple S Executive Director Ryan Libke said the development plans request several waivers.

Regulations for their proposed 4,490 square-foot restaurant call for 60 parking spaces. However Libke said the officials with the restaurant have requested a waiver to reduce that number to 43 due to a lack of space.

“They can’t fit all he parking around the lot and they don’t feel they need that much parking,” Libke said.

In addition, the restaurant officials, he said, have requested a waiver for the required five-foot sidewalk around Buck Creek Road because they feel the majority of their patrons will visit by vehicle, rather than on foot, based on the location.

Libke, however, said his office is not in favor of such waiver.

“We recommended not to approve that request based on Bob Evens, Culvers, the Outlet Mall, and the widening of Buck Creek Road [all providing sidewalks],” he said. “We feel they (McDonald’s) should have them, too.”

The development plans also request a waiver to omit a required 5-foot landscape island around the drive-through.

The request, Libke said, is based on size and personal preference.

“They don’t like to feel like they trap people,” he said, noting the landscape island would prevent patrons from exiting the drive through line if they changed their minds.

In addition to the three waivers, three variances have also been requested, including reducing the required setback for a storage shelter adjacent to their trash corral, an 80-foot-tall and 350 square-foot hi-rise pylon sign, and to allow seven signs on the building, rather than the permitted single building sign.

And though the request of six additional signs seems extreme, Libke said he didn’t feel it was a problem.

“It’ll be in line with the one on Frankfort Road,” he said. “They had a variance for theirs.”

Libke said anything from the small golden “M” to the word McDonald’s counts as a building sign.

“The little golden arches are considered a sign,” he said. “So it shouldn’t be too bad on that.”

The property is zoned Commercial (C) with Building Exterior Quality Overlay District.

Breas Crossing

On Tuesday officials with The Woda Group will present their planned unit development for Breas Crossing which will include 44 units on 3 tracts of land along with a community building at Squire Circle and Daniel Street, just west of Boone Station Road in Shelbyville.

Libke said he believes the development will be patio or townhome units with one or two bedrooms and one-car garages, and will consist of rows of eight connected properties.

Also at the meeting, the commission will hear requests for:

A final subdivision plat for Persimmon Ridge, Section 17. The final plat proposes eight lots. It is zoned Agricultural (A) with PUD designation.

An amended final plat for Hidden Creek Woods, Section 1, Lot 25. The plat proposes to remove the 50 feet reserved for future roadway designation, remove the 100 feet and 150 feet building limit along the east property line, and divide Tract A from the lot so it can be sold. The property is zoned A.

An agricultural division to divide the property into Tract 1 (15 acres) and a Residual Tract (19.76 acres). The property is zoned A.

Large increase in daytime break-ins – Shelby County KY Sheriff Office

Watch for your neighbors, only you know what looks different in your neighborhood

 

Over the past month we have had a large increase in the number of residential burglaries. These burglaries have all occurred in the day time hours. The main areas of concern are the south west section of the county(Fisherville Road, Veechdale Road, Buckcreek Road area).The only information at this time is that a Green Ford (full size) pickup truck (occupied by two white males about mid 30’s) with possible IN plates was used in a burglary about 2 weeks ago on Fisherville Road. The other area of concern is the east side of the county (Cropper, Bagdad, Waddy area.) We have had calls of suspicious activity near Peytona area on a white 4 door car (possible a Hyundai) and a grey mini van occupied by a white female and 2 white males. These subjects stated they worked for Direct TV but had no professional clothing on and did not present any identification and parked in a obscure part of the property before approaching the home. If you have had any suspicious interaction with people over the past month we encourage you to call our office and report it. You may have important information that helps solve these break-in’s. Bursting the IKEA-to-Simpsonville bubble | SentinelNews.com

For more than a year, locals have been passing word that IKEA was planning a Simpsonville location, but officials with the Sweden-based retail store say there are no plans in place to build here.

“At this time, we do not have plans to build in that area,” IKEA public affairs manager Joseph Roth said.

Roth said the company is always in discussion about potential opportunities, but they are currently not planning a location for the Louisville region.

“At this time, it’s just speculation,” he said.

Roth expressed great familiarity with the area, noting Simpsonville’s location between Louisville and Lexington and that it’s just an hour and a half from their West Chester, Ohio store that serves the greater Cincinnati area.

Unfortunately, that proximity, he said, is an issue for a potential Simpsonville location.

Stuart Flowers, the manager of Trio Property, which owns the 80-acre parcel across Buck Creek Road from The Outlet Shoppes of the Bluegrass, said he has held discussions with IKEA officials in the past and he, too, was told it was too close to the Ohio location to be competitive in both markets.

Flowers’ property, along with the site of the Simpsonville flea market, is often at the heart of the IKEA rumors.

He said he has spoken with IKEA officials within the last six to nine months and a Simpsonville build in the near future does not seem likely.

“We did a lot of research,” Flowers said. “We had a group finally reach out to them and, touch base, and they said this market is just too small.”

Roth echoed that statement, saying that while it is always flattering to be the talk of the town, it will take more than just admiration to bring an IKEA to Simpsonville, it will take a major population boost.

“[IKEA’s] market is between four and seven million [people],” Flowers said. “The most we can offer is between two and three million. And then you look on the map at all the [regions with] four to seven million in population that are still exposed with no IKEA and there’s a lot of them.”

But like many optimistic residents, Flowers is still holding out hope.

“That’s not to say they are not coming…but why would they put one right here when there’s one right north of Cincinnati,” he said. “That’s what they told us.

“Unless they’ve secretly negotiated a deal here, but it’s not with us. I love IKEA, I’d love for there to be a store out there.”

“That doesn’t mean they are not coming. Isure hope that one of the other landowners is negotiating with IKEA. But at least with us, they are not.”

But the rumors keep on flowing, Flowers said, and he’s not sure it’s not happening somewhere.

“Where there’s smoke there’s fire and there’s a lot of smoke with people talking about it,” he said.

Simpsonville mayor Steve Eden said he’s heard the stories, as well.

“We’ve been hearing that rumor over the last two years, but we have nothing really concrete going on over there,” he said.

Eden attributed the boom in IKEA speculation to the success of the outlet center and their recent expansion, as well as the construction activity at the flea market and the widening of Buck Creek Road.

Eden said, however, that while there are no plans in place for an IKEA build, there is growth on the horizon.

“We know there’s a lot of people coming…but everything is really hush-hush now because they don’t want land prices to go up,” he said.

Flowers said while they are no longer in discussion with IKEA, other plans are in the works.

“Our contact with them was severed and we haven’t pursued or called them back,” he said. “But our fingers are crossed that we can get some of these [other] things inked…but we’ve got to jump over a few more hurdles.”

Flowers said he has been working with several potential businesses for a while now.

“With one we’ve been negotiating back and fourth for seven or eight months,” he said. “So it hasn’t been a quick process.”

Flowers would not share any names of potential companies, but did express that another long held Shelby County rumor, Target, was not one of them.

“They really put a hold on all expansion after that breach,” he said.

“We were talking to Target, but that rocked ‘em…they stopped all discussions,” he said, explaining any negotiations for new construction across the nation were immediately halted and several stores closed after a data breach in their system in December 2013 cost the company nearly $150 million.

“It was bad timing,” Flowers said. “Our discussions were severed.”

Flowers said, however, that he’s excited about the businesses he’s currently in negotiations with.

“Hopefully we’ll be able to announce something soon,” He said. “Right now I can’t tell you who they are…[but] they are good users for the property.”
