Will the planned Outlet Malls in Simpsonville KY be a boost to the economy or a problem? Only a few people I know are concerned about the additional plans for a 2nd mall.

A Simpsonville outlet mall may be one step closer to getting the green light. The planning commission will meet on Tuesday over whether or not to rezone one section of the property.

Eighty acres of land off I-64 in Simpsonville is prime real estate, according to developers, for something like a big outlet mall. Residents nearby have opposed the site for many reasons, among them traffic concerns.

“I think one mall is good but too malls is kind of overkill for this area. And I don’t know if the economy the way it is would justify that,” Joe Weaver said.

But according to an attorney for the residents mainly against the project, he says some revisions are being discussed.

“So there could be one win out of this for the residents. Yeah there could be if the developer accepts our proposal on saving those trees, increasing the size of the buffer and saving the stream,” attorney Steve Porter said.

The planning commission is being asked by developers to rezone one part of the property from agriculture to interchange commercial which would allow the building to move forward. The attorney for the developer did not return our calls on Monday seeking comment.

The main problem for residents is the outlet mall would back up to a neighborhood called Hunter’s Pointe. Steve Porter is an attorney for the residents and says the key points like maintaining the trees, a buffer and natural creek are being worked on which could signal a compromise.

“The original plan they were going to tear down quite a few of those trees and cut across the stream in three different places. And we have requested that they make that only one cut across the stream and save most of the trees. And we are in the process of negotiating that right now,” Porter said.

The commission will have to approve the rezoning of the property then proposal will have to go forward before the City Council for a final vote

The outlet would house stores like Saks Fifth Avenue and Ralph Lauren. While there are many that still oppose it others say this could mean a huge economic impact.

The commission meeting is scheduled for Tuesday. They could approve the rezoning request then or at their next meeting in November.
