Waking up in the middle of the night what goes through the mind of the seasoned Realtor?

Waking up in the middle of the night, yes… young ones at 41 years old 12:30 am is the middle of the night, what goes through the mind of the seasoned Realtor?

‘Why am I awake’ is obviously the first question and what time is it?  In my bedroom my wife hides the clock so the light doesn’t affect her beauty rest so I must find my phone or get up to see the hidden device.  This starts a snowball effect of ideas and questions in my head…..

1. I wonder if the other Realtor responded to my last email?  Whether you sent an offer or counter offer last night is there a chance the contract fairy made a visit ?   Probably not but maybe you’ll sleep better knowing you can congratulate your client in the morning.

2. Should I check my email? This answer is NO.         Because like any other morning one email begins the cycle of an entire day of back and forth with Loan Officers, Processors, Home inspectors, Buyer and Sellers…oh look ! Youtube works in the middle of the night!

3. How many visitors are on my website right now?  I should check, NO I should go to sleep….but does my website work properly when I’m asleep?  Of Course it works but we better log in to make certain!

4. What did I say to the listing appointment that could have been better?  Of course the last appointment you had pops into your mind.  That seller you met with who can’t make  decision….yeah that one.  Could you have said anything more logical to help them along?  Will they get the items repaired and painted in time to beat the other homes to the spring market?

The bigger question, Did they understand PRICING it higher than market price ‘so they can negotiate down’ is a terrible idea?  Probably not, in today’s market the outside noise from family or friends who think they know more than this Seasoned Realtor is one of the biggest challenges we face to assist the seller.

“It is our job to market the property, it is the owners job to meet the market with a fair asking price” is one I found recently that really makes that conversation easier.

5. Should I blog about it? The answer here is YES.  Years ago I read about Realtors blogging and thought “I hate writing stories, I’ll never do that.”  now I play catch up to keep the organic searches up on Google and Yahoo so I can make a living from internet leads (or clients whom I have not met).

6. Is that product I discussed at the convention really worth the expense? If I had this crystal ball I wouldn’t be blogging at 3:30 in the morning…..good night!
